ANDERSON — The Anderson Plan Commission will consider a request to replat 27 acres for a planned $20 million truck terminal.
The replat would be at the northeast corner of Layton Road and West 67th Street for a proposed Old Dominion truck terminal. The commission will meet at 4:30 p.m. Tuesday in the council chambers of the Anderson City Building.
Scannell Properties is planning a $20 million investment in the construction of the truck terminal after it completed a $30 million investment in the same area for the Corteva warehouse and distribution center.
The Anderson Board of Zoning Appeals this year approved a special exception for the construction of the Old Dominion truck terminal.
Greg Winkler, executive director of the Anderson Economic Development Department, said Scannell is making a $15 million investment in real property at the site.
“Incentives are being discussed,” Winkler said. “It will probably be in the form of a tax abatement.”
The proposed truck terminal is expected to create as many as 74 jobs. The terminal will be a 32,810-square-foot facility with 60 doors. A second phase would potentially add 20 doors.
The submitted site plan shows parking for 74 employees and up to 152 trucks, with the second phase expected to add parking for 38 more employees and 50 more trucks.
Tim Stires, deputy director of the Anderson Municipal Development Department, said Scannell Properties has agreed to build sidewalks along both West 67th Street and Layton Road.
Justin Olashuk with Scannell Properties said the company is partnering with Old Dominion.
“It fits with the area, which is mostly industrial development,” he noted.
The local board of zoning appeals approved a variance allowing the truck terminal to be within 300 feet of several residences.
Olashuk said the terminal will be built to the east side of the property as far as possible and would be 900 feet from the nearest residence.
